Ask before you bid which documents your mortgage application needs, and time the gathering to their validity and their delivery.
For a mortgage application you supply documents on your identity, income, own money, financial commitments and the home. Exactly which documents are needed depends on the lender and on your situation.
Ask for the list early. Some documents take time to obtain, while others are only valid for a limited period. Time your application accordingly.
Have a valid identity document ready for every applicant. Only supply copies through the route you are given, and ask which details have to stay legible.
In employment, a payslip and an employer’s statement are usually requested. Sometimes a route using UWV data is possible. A temporary contract or flexible work can require additional evidence.
As a business owner you generally need annual figures, tax documents and sometimes an income statement. Ask your adviser which years they need and in which format. Then you know what to look up yourself and what to request from your accountant.
Keep account statements for the money you are putting into the purchase. If part of it comes from a gift, ask which additional documents the lender needs. A family loan is a debt and you have to declare it separately.
Declare a student loan, private lease, credit, maintenance payments and loans abroad as well. They can affect how much you can borrow. Have that calculated before you count on a maximum.
The costs you need savings for are set out in your own money when buying a house.
For the application the signed purchase agreement, the valuation report and any ground lease details are added.
For an apartment the lender asks for VvE information, because the condition of the building counts towards your mortgage. New-build, a renovation or a bridging loan alongside your mortgage can require other documents. Ask which additional documents your purchase needs and keep them with the property papers.
Split the documents into identity, income, own money, commitments, property and additional documents. Use clear file names with a date, for example "werkgeversverklaring-2026-09.pdf".
Have your adviser confirm which documents have been received, which are still missing and which have to be supplied again. A complete file from a few months ago can need updates during a later application.
Note what is missing, who is supplying it and when. That way you can see which document is still holding up the application.
