Test your plan against your own address, and keep permits, notifications and other permissions apart.
Before you commit to a renovation, enter your own address and the work you have in mind in the permit check (Vergunningcheck) at the Omgevingsloket. Whether you need a permit depends on both. An outcome for the house down the street therefore tells you little about your plan.
A permit-free job still has to meet the rules that apply to it. A notification, or permission from the owners association, may be needed as well.
Make clear whether you are only finishing surfaces or also changing structure, facade, roof or size. Replacing a kitchen is assessed differently from taking out a load-bearing wall.
Pay particular attention to listed buildings, protected areas and work near water or nature. The address makes a difference here.
A load-bearing wall or a new opening may require a calculation. An extension can fall under several building and environmental rules at once.
Go through the rules that apply to your plan with your contractor before you sign the quote. A general list from the internet cannot take in everything about your house and its location.
Asbestos, the volume of demolition waste, communal shafts and altered installations can all bring extra conditions. Ask what has to be notified or applied for in your job.
"No building permit" is therefore not the same as "no other obligations".
Keep the answers you gave and the outcome of the check with your renovation paperwork. If an outcome is unclear, put the specific question to the municipality. Describe what you want to change and where, with the relevant drawings attached.
Ask which documents are still missing and how long the assessment takes. For an ordinary renovation the regular procedure applies: the municipality decides within eight weeks of receiving your application, and may extend that period once by up to six weeks. If it decides too late, you do not automatically get the permit. Only schedule the work once the arrangements and permissions are confirmed. The renovation checklist sets the order of everything around it, and what to renovate before you move in decides which end date you genuinely need.
