Bidding over the asking price in Eindhoven in 2026

Use the regional figures as background and base your bid on the house, your financing and your own maximum.

Buying & biddingFinances

There is no fixed percentage you have to bid above the asking price in Eindhoven. An asking price can be set low or high, and on its own it says nothing about what the house is worth.

The NVM figures for the second quarter of 2026 for the Zuidoost-Noord-Brabant region give a picture of that region. They are not a prediction for one house or one neighbourhood.

What the regional figures show

In that region 60% of homes sold above the last asking price. That shows how often bids there went over. For your own offer you also need to know how this house’s asking price compares with similar sales.

These figures cover homes sold through NVM agents, and the whole region rather than just the municipality of Eindhoven. Different property types and neighbourhoods end up in the same numbers.

The asking price decides the percentage

Suppose two houses are each worth about €450,000. One is listed at €425,000, the other at €455,000. A purchase price of €450,000 is nearly 6% over the asking price on the first and under it on the second.

So the percentage tells you little without knowing how the asking price relates to the value. Look for comparable sales nearby using the explanation of what a house is worth.

Check what you have to add yourself

In 2026 your mortgage for the purchase runs to at most 100% of the value of the house, and the valuer sets that value. If you bid €470,000 and the valuation comes in at €450,000, the bank does not finance that €20,000. You pay it from savings, on top of your purchase costs and your buffer.

The amounts are chosen to show the difference. They are not market figures.

Before you bid, run the sum with a lower valuation as well. Set the money you would have to add alongside your purchase costs and the buffer you want to keep. Have your mortgage adviser confirm which mortgage amount fits that calculation.

Set your own limit first

Estimate the value of the house, work out the financing and choose how much of your own money you want to put in. Then set your maximum and your conditions. The steps are in how much to bid on a house.

Ask the agent how the bidding runs and when the bid has to be in. Plenty of viewers is a sign of interest, not proof that a particular amount is needed.

What to do now

  • look up three comparable sales in the same neighbourhood through the Kadaster’s Koopsominformatie
  • ask your mortgage adviser how much you can finance and how much of your own money is needed on top
  • ask the agent how the bidding runs and when it closes
