Choose your search area on budget and daily life, then research the house you want to bid on.
Start your search in Eindhoven with your budget, your travel times and what you want from a home. The checklist from first idea to keys lists the steps after that. That tells you which neighbourhoods and surrounding municipalities fit. Then research each house on value, condition and conditions.
Market figures help you understand the region. They do not tell you what one house needs.
Look at the routes to work, school and sport at the times you would actually use them. Note the parking, the amenities, the noise and the type of home that fits your budget.
Compare Strijp, Woensel, Meerhoven and the surrounding municipalities against what you want yourself. Walk through the neighbourhoods you are considering at different times of day. That way you see them at the hours when you would be living there.
There is no usable fixed percentage. In Zuidoost-Noord-Brabant the sale price in the second quarter of 2026 came in 1.7% above the last asking price, with 60% of homes sold above it. That does not mean you add 1.7% to every Eindhoven house.

For your bid, use recent sales of comparable homes. The approach is in what is a house worth and bidding over the asking price in Eindhoven.
Decide which monthly payment you want to carry and how much savings you want to keep after the purchase. Have your mortgage adviser confirm how much you can borrow and how much of your own money is needed alongside it. Allow for maintenance and a possible renovation.
At the viewing, ask about the energy label, the defects and the documents. With an apartment the VvE papers come with it. Have anything you doubt investigated before your offer.
Ask the agent how the bidding runs. Choose an amount you can justify and discuss a financing condition and a survey condition.
Once it is accepted, check the purchase agreement and note the deadlines. Offer accepted, what now helps with the next steps.
Keep your own maximum to hand when you are weighing an offer. Interest from other viewers does not change what you can pay and what you want to spend on this house.
